Frankly I Wish. Buyers get a leg up Pre-MLS

Now, on FranklyMLS.com buyers (via an agent) can post ads on specific wishlist neighborhoods to find sellers Pre-MLS. Both sides win. One gets a jump on the market and the other saves paying a listing agent.

Update 3 days after launch: Featured in Agent Genius (kinda with a unnecessary provoking title of cutting out listing agents, but that is not the goal) and 20 buyer neighborhood sign ups and 2 seller contacts (no matches yet).

Background, Frankly MLS gets a ton of traffic. But that traffic isn't just buyers. Many are SELLERs looking at solds and active comps. So based on the suggestion of a user and a Frankly agent, I created Frankly I Wish ads. And when I say "I" created it, I was too impatient to wait for the programmers to do it, that is why it looks to ugly, I did the coding. But who cares, the traffic speaks for itself, it is all about content!

With this system, I will be posting very targeted needs for specific buyers (sponsored by a buyer agent).

Here is one example where Realtor Jay's client was dying to buy in The Clara Barton Condos. Now his ad shows up in all of Penn Quarter.

Dying for a home in XYZ hood? If you already have an agent, great!, tell them to email me, it is free (no slice even) iWish@FranklyRealty.net. Don't have an agent, then email me directly, no obligation to use our agents. Even though our motto is Better Technology, Better Agents.

Don't forget you saw it here first!

Curious how this would work. The buyer already has a buyer's agent. Suppose I am potential seller intrigued by the ad. Wouldn't I still need an agent to represent my interests?

  2. Yes this is for buyer agents with clients looking in specific areas. If you are a seller it would be up to you if you hired representation.

While I highly recommend it, many sellers think they can do it on their own, and will jump at the chance to cut out the listing agent and "save".

A seller can also hire a lawyer hourly to look over the paperwork (or an agent willing to work hourly, which has other pitfalls like sometimes wanting you to lose the deal in hopes of getting you as a full client).

  3. Great idea! Especially for buyers looking for a teardown! Do not put new carpet or fixtures if we plan to demo or renovate!!!

  4. Frank,

Great enhancement! I may have to drop my regular realtor or have him switch to your firm for all the great content you provide. Keep up the great work!

  5. As a Realtor who is looking for the interest of his clients, I think this is another creative way of finding sellers with a trap. Clearly there is no buyer out there. Another word; cheap and dirty marketing toward a potential seller.

  6. Anonymous from Oct 8, Apparently you don't belong in the real estate market if you have you panties in that much of a bunch. There ARE infact real buyers that are looking to buy houses in certain areas. We are sorry if you are too crappy of a realtor to compete with FranklyMLS. I have not affiliation with FranklyMLS and my view of you are of no reflection from FranklyMLS. If you have a problem, you can call me at 1-800-kissmya$$

  7. What about looking for rentals?
Requests via school district vs neighborhood?

Frankly.. I think this is a GREAT concept! I wish there was an entire site dedicated to "i would consider selling/renting if interested... w/o having to list" and in turn "I would like to buy/rent" and have the software perform the match.

  8. Rentals? Nope we don't do those. There is no money in rentals, and it would cost twice as much to run the site.

Request via school districts is coming soon.
As for your concept, it is called Make Me Move on ZIllow.

  9. @Frank - I always wondered what that Make Me Move was all about...

  10. It is just like ForSaleByOwner.com, but with better marketing twist. The theory is to put a price that is so high that you would be willing to move, but more and more people are using it for real listing FSBO of their home. Soon we will have this data incorporated into FMLS
