Pick 1 or 4 year Sold Data

So we went from 18 months to 4 years of sold data. But then people complained that that was too much data. Too much data!! Ok, ok, I hear you.

So now there is a checkbox option for sold data from the last 4 years, or sold data from just 2009.

Again, this is MLS data that shows the seller subsidy and the NET price.

  1. Very helpful indeed! Will this convert to a 12 month history (rather than calendar year) at some point? That's probably more helpful than having a constantly changing length of sales history.

  3. Hey TPKeller, Not sure what we are going to do in 2010. Hopefully it will be "last 12 months" but our system isn't currently set up that way.

  4. The feature is extremely useful. Some neighborhoods have very few sales, so going back to 2008, a similar market, is helpful.

    Looking at sales from the 2005/2006 top and then applying an overall market decrement is another way to evaluate price reasonableness.
